As a non-profit ministry, Franke at Seaside is a continuing care retirement community focusing on the enrichment of resident, client, and patient lives. Individuals at Franke at Seaside can take advantage of the numerous services and amenities that foster old hobbies and encourage new adventures.

Residents have the security of a continuum of care which provides a safety net that includes independent living, assisted living, skilled nursing, memory support, rehabilitation, and more.

Independent Living

You’re an active older adult who enjoys attending social gatherings, visiting the latest installation at your favorite art museum, and buying season tickets for your hometown team.

As a resident at Franke at Seaside, you not only maintain your current lifestyle but you can spend more time doing what you love. With housekeeping and linen service, grounds keeping, and maintenance included, you can take advantage of the full schedule of activities happening on campus or take a trip to the neighboring Shoppes at Seaside for shopping and exploring in nearby downtown Charleston.

If you'd rather spend more time at home, take a leisurely swim in our aquatic center or join a fitness class among numerous friends. Elevate your spiritual journey through Bible studies, devotions, discussions with our full-time chaplain, or spend quiet time in private meditation. Plan a dinner party right in your spacious, luxurious home. With an array of residential choices, we welcome you to explore the many ways in which each floor plan and option may fit into your independent, vibrant lifestyle.

Assisted Living & Memory Support

Exuding our long history of providing excellent long-term care to senior adults, our healthcare community offers many levels of compassionate care and services. By getting to know each resident personally, our team can collaborate with family and personal doctors to implement a plan which encourages independence while also ensuring a safety net of different levels of care if and when it's needed.

Residents throughout our continuum can take advantage of our spacious living room, dedicated wellness and exercise room, gift shop, and several multi-purpose spaces which house numerous concerts, performances, and lectures throughout the year. Or, if they'd rather, they can choose to retire in the familiar surroundings of their current home as we bring the advantages of CCRC living to you.

Allow us to be there for you or your loved one through every step of retirement by providing exceptional care and infinite dignity from independent living to our wonderful hospice care program.

My mother-in-law is in a long-term care facility at Franke Home at Seaside. They have different levels of care from independent living to assisted living. They also have a rehab wing and a skilled nursing facility. The staff is doing a good job. She is in a single room with a private bath. They have semi-private with two people in the same room and a nice program. They use their chapel for social events and bring in musical performances, speakers, church service on a weekly basis, and activities for the people. They have an activities director and physical and occupational therapy.

My Mother went here for rehabilitation and was dehabilitated. She lost weight was depressed, had urinary issues that were not reported to us and were only treated by putting her in a diaper. We were told she needed to be on oxygen the rest of her life and when she was finally out of there and saw her real Dr. we found out she did not need it at all. We feel they were not helping my mother get better to get the most money out of her insurance. Disgusting behavior and do not recommend anyone to subject their loved one to their abuse.

My grandmother move here since she needed help being cared for. Everyone seemed nice and seemed like a nice place. Mt grandmother started to lose her mind a little. They kept telling my family that it was dementia and that she was on no medication. We finally look her out. When we signed her out they gave us a long list of medications.. Medication they lied to us about and medication that was no needed. In about a week of leaving she went back to her normal self. Obviously her nurse didn't want to deal with her and drugged her so she didn't have to. Please look out for a friend/family member if they are here and not acting their self!
