About This Community
Fredericka Manor was established in 1908 as the first retirement community west of the Mississippi. The property is 2 miles from the waterfront and features spectacular views from our 7 story Apartment building of the downtown skyline, Silver Strand, Coronado, and Mexico. It has a total of 24 acres of tree lined streets with 81 cottages in various sizes; studios, and 1 2 bedrooms, some with dens, attached garages, porches, and patios. There is a 7 story apartment building with apartment sizes that vary from studio, 1 bedroom, and 2 bedroom accommodations. Most have kitchenette's, but some 2 bedrooms have full kitchens. There is also a 2 story apartment complex with its own dining room, laundry facility and activity center. On site amenities include; full service dining room, beauty salon, library, fitness center, chapel, activity center, walking paths, putting green, bocce court, dog park, vegetable and flower gardens, frui t trees, ponds with duck, koi and birds.

Fredericka Manor has been magnificent. This is just a beautiful facility and we have a lot of input from the administration. We have meetings with them constantly. We have wonderful paths to walk on, we have an exercise program (which is important to me), and a discussion group.
The staff is wonderful. Food is delicious. Various levels of care are available so you don't have to go to a new facility if you need more care. Our administration is on campus and his door is always open for us. So, if we have something we want to do, we go in and talk about it and Craig would usually say 'yes'. I've started a group to discuss current events and we have another thing we're working with right now. We also play bingo. So, there's a real variety of programs.
They've also just been remarkable during the pandemic. They have gone out of their way to take care of us. They come in every day even though it's difficult to do that. The people here care about one another.

I toured the facilities of Fredericka Manor and they were very nice. I went to tour their independent living and Kerry was very nice, informative, and helpful. The rooms were very nice, reasonably priced, and some of them even had nice views. They were more like apartments. The dining hall was also very nice. There were lots of amenities but I mainly saw the dining hall and the library. I didn't have a meal, but the dining hall looked great and the meals I saw looked really good.

I did a tour of Fredericka Manor. It looks wonderful, but I just didn't feel that it was for me at that time. I don't know why. They have everything for everybody, from medical care up to people that can live on their own. They showed me different places.
The staff was great. There were several different kinds of rooms, they were great. It has different levels. They have both apartments and studios. They did have a bus to take people to different places like theaters, and just different places in San Diego. They have an exercise room; I don't remember a pool.
They have buildings all over and everywhere. They have been around a long time.

We went to Fredericka Manor. The staff member, Cristina, was incredibly awesome. She was very kind, was very professional, and she showed and shared what the community was all about, while still allowing us to ask questions. She was very articulate in allowing people to make up their own minds, while providing that information and opening up that dialogue. The surroundings are beautiful, it's like a neighborhood, it makes you feel right at home, and it's all landscaped and beautifully done. The whole place is tremendously well kept, and they've done a lot of renovations. The rooms were spacious, the apartments were wonderful, they allow a sofa, you bring your own furniture in, you can have your bedroom, they have a mini kitchenette, they provide a mini refrigerator/freezer, they provide a microwave, and they have a laundry service. You can have rooms with views. The food is five stars.

I'm moving into Fredericka Manor's independent living. The people seemed pleasant and they have a variety of living situations. When you need assistance, you can add that in like an a la carte option. You can have assisted living at your residence until you are required to move to another route because of health reasons. I've chosen a studio cottage, which has a bungalow arrangement. They're prepping it before I move in with new floors, new carpet, and new paint. There's a variety of floor plans. It's one of the older communities around, but everything is in good repair.

My cats and I have lived here going on 4 years now. What a great community! And a true community is what it is -- we all know each other and care about each other and help each other. The staff are beyond wonderful, so friendly and ready to do whatever we might need. Senior management is very accessible -- if the doors to their offices are open, you can just walk right in and talk to them, no appointment needed -- very responsive to concerns, very open to suggestions. I love going to community-wide meetings held by the Executive Director several times a month, to keep up with what's going on. They're always very lively, since we're encouraged to ask questions, on any topic, throughout. And believe you me, our residents aren't shy about doing so! We have many volunteer committees that help run this place and make sure it's what we want it to be. Fredericka Manor offers "aging in place", so although I'm independent living, everything I say goes for assisted living, too -- we all intermingle freely and have access to the same activities and facilities, and when I get to the point I need assistance, it will be brought to me in my own, cozy apartment. I live in the Tower, and yes, the views are extraordinary. The campus is lovely, flowers and butterflies everywhere, any time of year. I'm particularly fond of the pond, nestled in its own park, where I walk every day, communing with nature (koi, turtles, wild ducks that live in the area or drop by on migration, a family of great blue herons, hawks, egrets, always something new to discover), visiting with old friends who love the pond as much as I do, and making new ones. There are so many activities, it is literally impossible to do all of them. Lots of emphasis on staying healthy, with all sorts of exercise classes (the Fredericka Manor Cyclepaths are national CyberCycling champions!) but also things like qigong and guided meditation. The food ... well ... it's just yummy! Like every other department, the dining services managers are readily available to answer questions and listen to suggestions (and compliments -- they get a lot of those!) And our beloved Chef Reyes and his staff are always cooking up celebrations to surprise and delight.
Those pictures you see on our websites and in our brochures and such? Those aren't stock photos, they're all real residents and staff -- I know (and love) every one of 'em.
What can I say? I thoroughly researched all continuing care communities in the County, and I found the best.

I went to Fredericka Manor and toured the whole community. It was great. I have no complaints about it. It's beautiful and very clean. It's 24 acres, and they had cottages and apartments. The staff was very professional. They had beautiful grounds, lovely fitness center, wonderful dining, a pond area, gardens, and great parking.

I really liked Fredericka Manor, and we are looking forward to living there. The rooms were lovely and had enough space for all our stuff, so we were very pleased with it. Everybody was really friendly. They had a very large library and a lot of activities. The food was very good, and the staff was lovely. I liked the location because I could go to the beach and drive to places. The apartment we chose had two bedrooms, a kitchen, an outdoor space, and was very accessible.

We thought Fredericka Manor was very pleasant, nice, and seemed like a place where I could be happy. The cottages would be perfect for couples or a single lady with a friend. If you're alone, there were also apartments available. The place was pretty and very well done, and the people we met were all terrific. We had an excellent lunch. The salad bar was great. It was a very clean and beautiful place with glass all around so you can see outside.
